I have savings of around 15k and was hoping to build a house. My question is say i get approved for 115k of a mortgage do i get to add my 15k deposit on to the 115,000 or what is the story?

A one off house in country? Banks slow to lend for them now.
Went into bank last week, looking to feel them out on a remortage. Have my house paid for but want to build on farm, looking to have mortgage on my current house only.
House is in nice area and easy to rent in Cork City. They would only gice 50% of value of house for new build.
Lot's of hidden costs in self build
Planning costs
Professional fees
Local authority contribution
Water connection
Best of luck with it.

Yeah, they all add up, have no problem getting planning, problem is getting the mortgage as my salary is'nt too hectic.

Didn't mean to put you off, just make sure sums add up before you start. Last thing you want is half completed house with all your saving lumped into it, and some other ----er from the bank waving a contract at you which says I have you by the balls.

Self employed myself so mortgage will be tricky in current climate

Have you the site already purchased? Im guessing that you are only looking for a 115k mortgage to build a new house that you do? Planning process (percolation, drawings, solicitors, re-drawing, more solicitors) essentially devoured our savings - therefore going to the bank we didnt have savings as such. However we did have a site, with planning permission, in our name. They made us jump through plenty other hoops but a deposit was never an issue.

If you don't mind me asking, what was total build cost? Direct labour or not? Size etc. Just trying to get a handle on my budget

Got the site off family.I have'nt tried for planning or anything yet but i would think i would have no problem getting it.

I certainly wish you all the best in getting it, but from my own experience, being in the same situation in terms of the site, I think they get some kind of kick in causing you problems. No lie, the planner in my case confused the front with the back of the house, and and when looking at the map, confused a stream with a road.
Again not trying to put you off, but just be some bit prepared not to have it all your own way.

A fella told me last night that the bank in Ballinasloe (AIB i think)only gave out two mortgages last year. Could that be true i wonder?

Heard that too. I also heard that there were only 3 applications for mortgages. Most loan applications were for the purchase of caravans.

A basic bungalow to be honest, that would be a preety good idea if it worked out.

I suppose the best thing to do is get quotes for a builders finish, and then stick in a cheap kitchen, do a bedroom, bathroom and sitting room.

Dont shortcut on the structural side of things. Insulation is the name of the game these days. Solar another essential.

I remember a guy building a 2 storey back in 2006, about 2500 square feet. If I remember correctly €70,000 got the roof on, the windows in the first fix plumbing and electrics and internal and external plastering, and the floors poured. Its from there on the real money started, but you would have to imagine a small bungalow not needing anything like that for the above spec.

Easy way....

Go on the dole

Buy a clapped out caravan

Pull up in the locality you intend on living in...don't worry about sanitation...some bleeding heart social worker will visit eventually

Have 10 kids rapid....the quicker the missus pops out the kids the sooner you're well on your way to a mortgage and debt free life

Make sure you claim child benefit for said 10 kids as well as medical card, fuel allowance and all the other trivial benefits available

Apply for social(free) housing...this is the golden ticket my friend

Only take up an offer that suits you...not whats available...the social worker will even consult you on the colour of the curtains!!!!

Jesus don't let it get ya down anyway, if I was shackled by such a mortgage I'd just post the keys to the bank and tell them not to worry about what i'd already paid down, they can consider it rent. They have been bailed out by you and now you want them to return the favour.

I realise this might not be practical if you have kids or whatever but its always an option.

Oh really, if it was me i'd be sippin saké in some far off land before An Post even delivered the keys.

At the moment people who are unable to pay down their mortgage every month for the most part are still living in their homes, i'd be doing the bank a favour by getting out of their way. Win win.

Pay off your mortgage as quickly as you can and you will save possibly hundreds of thousands over the lifetime of the mortgage. This is the only approach.

People who use the full term of their mortgage to pay it off are actually making a very fiscally unwise decision.
